Real estate investing in Kyiv: 3 lessons from 8 years
4:16 · 2020 · Sean Almeida
Three pieces of advice for foreign investors in Kyiv real estate, from Sean Almeida. One: know your tenant's profile before you buy, down to the floor and the lift. A third-floor flat with no lift will not suit a family with strollers. Two: check the track record of contractors, realtors and designers. Ukraine has no licences for them and "yes, we can do it" is the usual answer, so ask for projects like yours, and ask a realtor how they know the rent. Three: build relationships. Central Kyiv is small, and brokers and embassies talk to each other.
Questions this video answers
What should a foreign investor in Kyiv real estate work out first?
Who the tenant will be. Sean says you do not need to know the exact person but you need the profile: for example the budget of a nearby embassy, the family size, and whether the flat suits them: with families in mind, a big flat on the third floor with no lift is not the right fit, because even the second floor is hard with strollers.

How should an investor choose contractors, realtors and designers in Ukraine?
Look hard at their track record, because they work without licences and a typical answer to any request is yes. Ask for specific projects that match yours, and ask a realtor how they know the rent and whether they have rented in that area before.

Why do relationships matter in central Kyiv?
Sean calls Kyiv almost a large village: brokers know each other and embassies talk. A bad reputation with one embassy or broker community can follow you, so be selective and keep your relationships.
