Property Management
You sit on your couch. We handle everything.
Tenants, contracts, maintenance, payments, reporting: one team manages all of it, whether you're in Kyiv or twelve time zones away.
What "everything" means
Three jobs. One team. No handoffs.
01
Tenants & contracts
We source and vet tenants, draft and sign the lease, and handle renewals. You never negotiate with a stranger over a lease you can't read.
02
Maintenance & repairs
Plumbing, appliances, heating, cleaning between tenants, coordinated through our contractor network. You get a message, not a problem.
03
Payments & reporting
Rent collected, utilities and taxes paid on your behalf, income converted and sent to you monthly, with a report showing exactly where the money went.
"Look at me in the eyes. We can do everything, from A to Z. You sit on your couch and receive the money."

Getting started
Three steps to your first report.
01
Property assessment
We walk the property, note what it needs, and set a realistic rent based on current demand on that street.
02
Contract & handover
Management agreement signed, keys handed over, utilities and building contacts transferred into our name.
03
Tenant in, income flowing
Tenant placed, first month reported. You receive net income on the same schedule every month after that.
FAQ
Questions owners ask.
What does "A to Z" property management actually include? +
Tenant sourcing and vetting, lease drafting and signing, rent collection, utility and tax payments on your behalf, maintenance and repair coordination, cleaning between tenants, and monthly reporting. You receive net income. Everything operational is handled without needing your involvement.
How is the management fee structured? +
We take a percentage of collected rent, agreed before the contract is signed. There's no separate charge for routine maintenance coordination or monthly reporting. Those are part of the service, not add-ons.
How do I receive my rental income if I'm not in Ukraine? +
We collect rent locally, pay utilities and taxes, and send your net income to you monthly by international transfer. You don't need a Ukrainian bank account or to be physically present.
What happens if something breaks in the apartment? +
Our maintenance network handles it: plumbing, appliances, heating, whatever comes up. You're notified of anything significant and its cost; routine repairs are handled without needing sign-off for every call.
What if my property isn't rented yet? +
We assess the property, tell you honestly what it needs to rent well on its street, and handle marketing and tenant sourcing from there. If it needs renovation first, that's a separate conversation. See Design & Renovation.
Can Vestor manage a property it didn't sell to me? +
Yes. We manage properties across the historic centre regardless of how they were acquired, as long as they fit the streets and building types we operate in.
