The company
Kyiv's historic centre contains the city's most durable real estate. Buildings that have stood for a century through wars, political upheaval, and economic shocks. Vestor.Estate was established in 2020 around a single purpose: make it possible for any investor, anywhere in the world, to own and profit from property in this specific part of Kyiv.
The model is complete by design. Vestor identifies the property, negotiates the purchase, manages the renovation, places the tenant, handles all payments and reporting, and sends the monthly income. Nothing is outsourced except construction crews. Sales, rentals, design, property management, finance: all seventeen people work from the same office on Reitarska.
The focus is narrow. Only the historic centre. Only buildings worth owning. With over a decade in this specific market, the team knows which floors rent well, which buildings have reliable infrastructure, which renovation decisions tenants keep and which they undo. That knowledge does not transfer quickly.
The founder
Sean Almeida is American, raised in Boston, and studied international relations at Columbia University. In 2011 he was doing investment banking in Moscow when he visited Kyiv for the first time. What he found was a major European capital with almost no professionally managed residential real estate. He moved to Kyiv in 2012.
In 2014, during Russia's first invasion and the economic collapse that followed, he founded Aim Realty Kyiv, a full-service agency working across the city with all types of clients. When investors were leaving, he was buying. In 2020 he rebranded as Vestor.Estate, narrowing the focus to the historic centre and the foreign investors who wanted to own property there. He has been in Kyiv since, through COVID and through the full-scale invasion in 2022.
In the summer of 2025, the former US Marine joined a mobile air defense unit, helping intercept Russian drones over Kyiv at night. During the day, he runs Vestor.Estate.
"My goal was to make it possible for a foreign investor to literally make a POA and wire the money, and we could handle the rest: buy the property, renovate it, find a tenant, manage it, and send the profit."

Is it safe to invest in Kyiv real estate now? +
Kyiv's historic centre has demonstrated consistent demand through multiple crises: Russia's first invasion in 2014, COVID-19, and the full-scale war that began in 2022. Well-renovated apartments in the historic centre have continued to attract tenants throughout this period. Vestor.Estate advises clients based on current conditions and manages properties through active periods of uncertainty.
Why invest specifically in Kyiv's historic centre? +
Kyiv's historic centre contains the city's most durable real estate. These buildings have survived more than a century of political upheaval. The area attracts embassies, international organizations, and the city's highest-earning residents. Demand for quality renovated apartments in this zone consistently exceeds supply, which supports both yield and capital value.
How does the Vestor.Estate investment process work? +
The process has four stages: (1) Vestor identifies a suitable property and presents it to the client with analysis; (2) the client approves and funds the acquisition, directly or via power of attorney, allowing Vestor to act on their behalf; (3) Vestor manages the renovation to a defined standard; (4) Vestor finds a tenant, manages the property, collects rent, and delivers monthly income to the client.
Can a foreign investor buy property in Kyiv without being physically present? +
Yes. Vestor.Estate can manage the entire acquisition on behalf of a foreign investor using a power of attorney (POA). The investor does not need to be present in Kyiv at any stage of the process.

Escrow is a legal arrangement where funds are held by a neutral third party until the conditions of a transaction are satisfied. This is particularly relevant for international buyers sending funds to Ukraine.

What types of properties does Vestor.Estate work with? +
Vestor.Estate focuses on residential apartments in historic buildings in central Kyiv: typically pre-Soviet or early Soviet construction on key streets in the historic centre. The company does not work with new construction or properties outside the historic core.
What renovation standard does Vestor.Estate apply? +
Vestor.Estate renovates to a specific standard: materials that last, layouts that work for tenants, and the character of the historic building preserved where possible. Every renovation is supervised directly on the ground. The goal is an apartment that rents immediately and holds its value over time.
How long does a renovation typically take? +
Renovation timelines vary by property size and condition, but typically range from 4 to 12 months.
How does Kyiv compare to other real estate markets in Eastern Europe? +
Kyiv remains one of the few major European capitals where quality central real estate is available at prices significantly below comparable Western European cities. The average rental yield across Vestor.Estate's portfolio is 10.4%.

Vestor.Estate continued operating through the COVID-19 pandemic. The company managed properties and maintained client relationships throughout the lockdown period.

What is the Kyiv Fortress concept and why does it matter for real estate investors? +
Kyiv's historic centre sits on high ground above the Dnipro River and has been continuously inhabited for over 1,000 years. It has survived Mongol invasions, multiple wars, Soviet rule, and the current conflict. This track record of resilience is one reason Vestor.Estate focuses exclusively on the historic centre.
